residential Property Managment.

LANDLORDS
If you are looking to let
residential property in our area we give you the backing of two decades of
experience in the local market. Our knowledge of the local property lettings
market is unsurpassed. We offer a comprehensive letting and property
management service. We can provide robust and established business processes
which provide for reproducible results for Landlord clients.
RENTAL
ASSESSMENT
We will visit your property to
carry out a rental assessment. From this we will take location, condition and
current demand into account. Our representative will discuss potential tenants
and whether you will allow pets, children, smokers, etc.
ADVERTISING
DETAILS
Your property will be displayed in our Office and will
appear on our web site together with additional exposure in nationally
recognized internet property portals plus The Worthing Herald and The
Advertiser. Arrangements will be made for a `TO LET' sign to be erected which
will assist in finding a tenant quickly. We have good relationships with various
large companies, hospitals and educational authorities in the local area who
require our services.
VIEWINGS
Prospective tenants are
predominately intially met at our office prior to viewing selected properties
accompanied by an experienced negotiator. If the property is occupied all visits
will be strictly by appointment.
TENANT SELECTION
Tenants
will be carefully selected with financial and employment references being
obtained as required. In certain circumstances we may require a guarantor;
naturally all the relevant checks relating to the guarantor will be made.
TENANCY AGREEMENTS
An Assured Shorthold Tenancy Agreement
will be drawn up, the necessary safeguards by short term renting will be
incorporated. If breaches of covenants or arrears require us to recommend legal
action we will normally only suggest this degree of escalation after discussing
the matter with you and you would liaise with your lawyer. Any legal fees will
be your responsibility but your lawyer would generally claim costs. Rental
warranty and legal protection insurance are available on request. We always
endeavour to renew tenancy agreements after the initial term has elapsed.
DEPOSITS
A bond - usually of one month's rent, will be
held by Ketchen King as agents on behalf of our landlord throughout
the tenancy, to use in case of arrears, and loss or damage caused to the
property. The bond is placed in an approved scheme and managed in line with
recent legislation.
FULL MANAGEMENT SERVICE
When formally instructed, FULL
management is defined as;
The property will be placed on our rental
list.
We will commence our high profile advertising campaign.
Prospective
tenants will be accompanied to view the property.
References will be obtained
from prospective tenants.
A full inventory will be taken, including condition
of carpets and decoration etc.
A landlords gas safety certificate will be
obtained and maintained for the property, which is required by law, the fee for
this is payable by the landlord.
Utilities will be transferred making tenants
responsible for charges, gas and electric meters read. The telephone is the
responsibility of the tenant.
A bond will be obtained equivalent to one
months rental and placed into a registered scheme
Rent will be collected on a
monthly basis and accounted to the landlord via Lloyds TSB Internet Banking when
rents collected from tenants have cleared into our clients account. Typically,
we assume clearance has been achieved three working days after deposit.
The
tenants will be supplied with Ketchen King emergency contact details
so that they may contact us in the event of any breakdowns or repairs needed at
the property.
Landlords will be contacted two months before the expiry date
of contract to confirm whether the contract can be extended or whether the
landlord would like to end the contract. Two months notice has to be given to
tenants to end the tenancy agreement on expiry of the term.
If required the
property will be re-advertised.
When the tenant vacates the property the
property will be inspected and the inventory checked. If there is any damage,
breakages or if the property requires cleaning this will be attended to and
charges will be deducted from the bond, fair wear and tear accepted. If required
the landlord can inspect the property with the agent for the vacation inspection
with prior notice before the bond is returned. If a dispute arises then the
registered scheme operators will be informed and their guidance
invited.
Utilities will be transferred either back to the landlord or to a
new tenant. Gas and electric meters will be read.
